Living in North Salt Lake, Utah: A Buyer's Guide to This Davis County City

Title card for the article: Living in North Salt Lake, Utah: A Buyer's Guide to This Davis County City

Start here

North Salt Lake doesn't get as much attention as Kaysville or Layton when people search for Davis County homes. But if you want a practical, well-located city with fast access to Salt Lake City and a more accessible price point than many of its neighbors, it deserves a serious look.

I have worked with buyers in this city for years. Here is the honest picture.

Location and Commute

North Salt Lake is the southernmost city in Davis County, sitting between Bountiful to the north and the Davis-Salt Lake county line to the south. Downtown Salt Lake City is about 10 miles away depending on your specific address. The Legacy Parkway corridor and I-15 both run through or adjacent to the city, giving you two solid routes south.

For buyers who work in Salt Lake City or near the airport, North Salt Lake puts you close. For buyers commuting to Hill Air Force Base in Clearfield or Layton, the drive adds up.

What the Housing Market Looks Like

North Salt Lake has a mix of housing types. You will find established ranch-style homes from the 1960s through the 1980s alongside newer townhome and condominium developments built in the last 10 to 15 years as the city has grown.

Prices in North Salt Lake generally run below comparable properties in Bountiful to the north and below Salt Lake City neighborhoods to the south. For buyers who want a Davis County address without paying Bountiful prices, that gap matters.

The terrain adds a pricing layer. The western areas of the city, near the Legacy Parkway and the Great Salt Lake corridor, tend to be flatter and more affordable. The eastern areas climb into the foothills and carry a premium for the Wasatch Mountain views.

Neighborhoods and Areas Worth Knowing

North Salt Lake is a compact city. A few things to understand before you start touring:

The west side, near the Legacy Parkway and Hwy 89, has the most accessible entry points. Older neighborhoods, smaller lots, and freeway access make it a reasonable choice for first-time buyers who need to stay within budget and still want a Davis County location.

The eastern foothills have the most dramatic views. You are looking at Wasatch ridgelines and the Salt Lake Valley spread below. These homes carry a premium, but the setting is hard to replicate.

The middle of the city has a range of newer planned developments, including townhomes and smaller single-family homes.

One thing worth knowing about the western corridor: there is some industrial and commercial use mixed in near the Legacy Highway and 2200 West area. If you are sensitive to proximity to freight routes or industrial neighbors, pay attention to specific addresses when you look.

How North Salt Lake Compares to Its Neighbors

Buyers often compare North Salt Lake to Bountiful and Wood Cross because they share borders.

Bountiful is more established, has more of a walkable commercial corridor near its older downtown area, and tends to carry higher prices per square foot.

Wood Cross is smaller and sits just north of North Salt Lake. It has a genuinely small-town feel with good I-15 access. Prices are often in a similar range to North Salt Lake, sometimes slightly less.

North Salt Lake gives you the foothills option that neither of the other two cities offers at quite the same level.

Schools

North Salt Lake is served by Davis School District, one of the larger school districts in Utah. Students in most parts of the city attend Orchard Elementary, Fairfield Junior High, and Woods Cross High School, which serves both North Salt Lake and neighboring Wood Cross. School boundaries shift as enrollment changes, so confirm the current assignment for any specific address directly with Davis School District before you make an offer.

Outdoor Access

Davis County gives you good access to the Wasatch range for hiking and mountain biking. North Salt Lake's position near the foothills puts you close. Mueller Park Canyon in Bountiful is a popular trailhead a short drive away with miles of trails into the mountains.

The Legacy Parkway Trail runs along the western edge of the city and connects communities north and south along the Wasatch Front. Great Salt Lake and Antelope Island State Park are to the west, accessible by a short drive.
