Living in Herriman, Utah: What to Know Before You Buy
Start here
Herriman has gone from a rural edge of Salt Lake County to one of its fastest-growing communities in less than two decades. The draw is simple: newer homes, more space, and relatively good value compared to the east side of the valley. If you are thinking about buying here, here is what matters.
Where Herriman sits in the valley
Herriman is in the southwest corner of Salt Lake County, south of Riverton and west of the Oquirrh Mountains. The Mountain View Corridor connects Herriman to the rest of the valley, making it accessible even though it sits farther from the urban core. From most Herriman neighborhoods, you are looking at a commute of roughly thirty to forty minutes to downtown Salt Lake City, depending on where you land and what time you leave.
The city is newer. It incorporated in 1999 and most of the housing stock reflects that: you find a lot of construction from the 2000s and 2010s, plus active new-build communities going up right now. If you want a home with modern floor plans, open kitchens, and primary suites, Herriman has more of that per square mile than older suburbs like Bountiful or Centerville.
What the neighborhoods look like
Most Herriman subdivisions are master-planned communities with HOAs. That means maintained common areas, enforced standards, and monthly dues. Read the HOA documents before you go under contract. Some cover a lot, including landscaping, snow removal on common areas, and amenity facilities. Others cover very little for the fee. Always check the HOA reserve fund too, not just the dues, because a low-dues HOA with no reserves is a special assessment waiting to happen.
The Herriman Towne Center area near the city offices has retail, dining, and higher walkability than the outer residential areas. The neighborhoods closest to the Mountain View Corridor have quicker access to major roads. Neighborhoods further up toward the mountain bench tend to have larger lots and more privacy but longer drives to everything.
Schools
Herriman is served by the Jordan School District. Herriman High School opened in 2011 and has grown quickly alongside the city. There are multiple elementary and middle schools serving different subdivisions. If a particular school boundary matters to your household, verify it before you write an offer, because boundary lines in fast-growing areas can shift as new schools are built. The Jordan School District website has current boundary maps.
What homes cost here
Herriman is generally more affordable than Draper or the east-bench communities, though it is far from cheap. Resale homes from the 2000s and early 2010s sometimes offer more square footage per dollar than new construction, but you may be taking on older mechanicals, so budget for a thorough inspection.
If you are shopping Herriman alongside South Jordan or Riverton, you will find similar price points. The difference is often in lot size, finishes, and how far you want to be from the freeway.
New construction: what buyers miss
Herriman has a lot of active builder communities. New construction looks clean and simple until you sit across from a builder's sales agent, who works for the builder, not for you. I have seen buyers waive representation to save money and end up with upgrades they did not need, financing packages that were not the best available, and contingency structures that gave the builder most of the flexibility.
If you are buying new construction in Herriman, bring your own agent. It costs you nothing because the builder pays the commission, and you have someone in the room whose job is to look out for you. The full picture of how to approach a new-build purchase is in my guide to buying a home in Utah.
What to watch for as a buyer
A few things come up consistently when I help buyers in Herriman:
HOA due diligence: Get the financial statements, not just the rules. An underfunded HOA is a risk.
Commute reality: Drive your actual commute during rush hour before you commit. The Mountain View Corridor has helped, but it still has busy stretches in the morning.
Lot grading and drainage: In newer developments built into the hillside, grading matters. Ask your inspector to check drainage carefully.
Builder warranty coverage: Know what is covered, for how long, and what the claim process looks like before you close on new construction.
Ongoing growth: Some areas of Herriman are still being built out. Check what surrounds the specific lot you are considering so you are not surprised by construction noise or an unfinished street for the first year.
How to compete in Herriman's market
Herriman sees real competition on desirable new-construction lots and on resale homes in established subdivisions with strong amenities. If you are making an offer on a home with multiple interested buyers, you need a strategy, not just a number. My guide on how to win a multiple-offer situation in Utah covers this in detail, but the short version is: be ready to move fast, know your number, and do not let excitement push you past what you can actually afford.
Getting around and day-to-day life
Herriman is a car-dependent city. Most daily errands require driving. The Herriman Towne Center has grown into a decent retail and dining core. There are grocery stores, restaurants, and services within the city, but for a broader selection you head north to South Jordan or West Jordan.
The outdoor access is one of Herriman's genuine advantages. The Oquirrh Mountains are right there. South Mountain Golf Course is in the city. The Jordan River Parkway trail system runs through the area. Bingham Creek Regional Park is nearby for hiking and open space.
